Soak in the property's 360º views from the large hot tub, sip a drink from the the wrap around porch, enjoy a fire in either the indoor fireplace or pond-side outdoor fire pit, or challenge a friend to a game of horseshoes!
Situated on over 36 acres between Silt and Rifle, this three bedroom, 2.5 bath hilltop haven is surrounded by open space and beautiful views!
The master bedroom, conveniently located on the home's main level, features a king size bed and en suite bathroom with large walk in shower. Two additional guest rooms with queen beds along with a cozy reading nook and a full bathroom with large walk in shower and soaking tub are located on the upper level. A air mattress or the sofa (NOT a sleeper sofa) can accommodate a seventh and / or eighth guest.
The well equipped kitchen features stainless steel appliances and stone countertops and has everything you need to prepare a home cooked meal. The dining table seats six with additional seating at the bar, and the living room highlights a wood fireplace.
Outside you will find a wrap around porch which can be accessed from the living room, dining room, master bedroom and en suite bathroom; a large hot tub; a pond; and fire pit and a horseshoe pit.
Located less than five minutes from public hunting (Area 42) and public Colorado River fishing access, it is the perfect home base for the outdoor enthusiast. Alternatively, a five mile drive to I-70 will find you centrally located among the many activities of Glenwood Springs, Rifle and Grand Junction. State parks, hot springs, skiing and wineries are all only a short drive away.
AMENITY LIMITATIONS: • Some of the windows do not have screens. • Guests will not have access to the barn unless it has been rented in conjunction with the home for a special event. Please inquire if interested.

Other things to note
• This home's driveway is long and steep and has a drop off. Please review the photos carefully to make sure you are comfortable with the driveway prior to booking. During the winter months, an all wheel drive or four wheel drive vehicle with snow tires, all terrain tires or chains is a must! You will not make it up the driveway without 4x4 and good tire tread or chains! A reasonable amount of experience / ability to drive in the snow is also required. Refunds will not be given if you choose to ignore this, and you must coordinate your own tow if you get stuck.
• This rural home is located in the Colorado mountains which is shared with many creatures both great and small. Some of the smaller ones may find their way into the house from time to time, especially when doors are left open. This may include, but is not limited to, ants, elm seed beetles, flies, wasps, and on rare occasion even a snake or a mouse. Therefore, this home is proactively treated by professionals twice monthly (i.e. you may see a trap or two throughout your stay). Please do not book this home if this makes you uncomfortable. Refunds will not be given for critter sightings.
• The home owners occupy a second home which is located on the lower portion of the 36 acre parcel for part of the year and will gladly offer any assistance.
• A limited stock of basic guest supplies is provided to start off your stay, including coffee filters, non-dairy creamer, salt, pepper, cooking oil, sugar, food storage wrap, paper towels, dish soap, dishwasher detergent, trash bags, toilet paper, hand soap, shampoo, conditioner, body wash, and laundry detergent. At least one bath towel per guest is also provided.
• We have a zero tolerance smoking policy, and guests will be charged accordingly (see House rules).
• We abide strictly by the “Cancellation policy” (including road closures and / or inclement weather) and “House rules” (including “Additional rules”) which can be found at the bottom of the listing. They are reiterated during the booking process (on the “Confirm and pay” page), at which time you are confirming that you agree to the terms. Please review them carefully!
House Rules:
• Excessive cleaning will be charged at a rate up to $50 an hour. Blood stained linens (including but not limited to bed sheets, mattress pads / protectors, etc.) is an automatic charge of up to $150 per item. Confetti and party decor clean up is an automatic charge of $60. Moving furniture is an automatic charge of $120.
• Violations of VRBO's House Rules can jeopardize our short term rental permit, disrupt cleaning and maintenance schedules, cause extra wear and tear and, worst of all, lessen future guest experiences and will be charged as follows: • unauthorized guests, up to $50 per person, per night; • unauthorized pets, up to $100 per pet, per night; • unapproved early check ins and late check outs, $50 per hour; • late checks outs after 1pm, an additional night’s stay; • parties or events, up to $2,500 with any extra cleaning and damages being charged separately; smoking of any kind, up to $1,000.
