"We had a wonderful two room villa that was perfect. However, the upkeep of the grounds and pool area are nonexistent. Peeling paint/rust on the metal fences around the very dirty pool. Dirt was accumulating on the bottom of the pool and the coping and tile need to be repaired. This could be the best pool in the area if someone would put some work into it."

So, you interact with the management company first, representing the owner, then when you go to check in everything is Marriott run. Marriott then figures out the room assignment upon checkin.
