"Great stay, lovely location! It is a little bit outside of the centre up the hill so you are likely to get rain if there is any! Only complaint was that some gardening needed to be done at 8am one of the days which was very loud and disruptive, the internet was extremely slow and patchy and the rules listed are quite strict, especially regarding charges for losing items such as towels or kets and excess dirtiness. This wasn't an issue for us fortunately."

Having a single mirror in only the bathroom made getting ready by all guests tough and the kitchen could benefit from a drip coffee machine but not a deal breaker since they provided a chimex with hot water pot. We also wound up driving north around the island to the west side a bit more than towards Hilo. Just sitting on the porch and looking out at the sky & ocean was so peaceful. Wish we had better weather. Got 1.5 sunrises and one night starry sky out of 7 nights but, that was only the fault of Mother Nature. Still so peaceful in the rain. "I loved the location of this vacation home. Updates from the photos as far as the kitchen is that the fridge is bigger and outside on the porch along with the induction cooktop. The grill was in great working condition. I really enjoyed cooking and eating outside on the porch. The view is spectacular. Jim was an amazing host and took the time to walk me around. "It is charming in a rustic way. It was smaller than we thought and the only heat in the living room and kitchen was a wood burning stove so we spent a lot of time and energy trying to stay warm. The first 2 days there was no live TV but a new spectrum box was brought in. Theresa, the property manager was very accommodating."

"Everything was great about the property. It's bigger than we expected. Big kitchen and living room. Great view on the patio/deck. The fees do add up to be a lot , but we knew about them prior to booking and just included them in the cost per night when budgeting. It's a little far away from kailua, but with the full kitchen next time we will do a few meals at the resort "

"Excellent property, and wonderful, helpful staff. We had an ocean front room, which was amazing. The pool is great for kids and adults alike. The property is also located a little away from the busy part of Ali’i drive, which makes it great to relax at the end of the day after a day full of activities but is conveniently located near beaches and grocery/convenient stores. I highly recommend the property to anyone planning a trip to Kona."

"Let’s start off with check in…it’s easy. Your reservation is held for you and upgrades are offered when available for purchase. A great offer. You are at an older hotel…get over it. It’s beautiful and is walkable to downtown Kailua. ABC is across the street. You will have one of three towers. The lagoon, Alii and the Bay. The pool is amazing and the view is what you are paying for, totally awesome. Parking: easy. Your room key gets you in and out. It’s self parking. Your room will have a balcony and a table and chairs. If you are an early riser you need to hit breakfast early to save time and not be in line. 6:45 latest. Happy hour is at 4. If there is entertainment that evening I recommend getting a table at 3:45-4 If you are lucky to be waited on by Amy she’s amazing and by far your largest resource is a guy named Forest. He has the scoop on the entire property and is kind. "
