With breathtaking views of the Caribbean sea, located on one of St. Maarten’s finest beaches, Cupecoy Beach, this spacious two-bedroom condo at the Cliff offers everything you need for a perfect stay with your friends or/and family.

The condo’s interior is bright, with white color and well finished with a combination of modern furnishing. The main living space, facing the ocean, features an open-concept design with a large and comfortable white sofa. This space is open to the adjacent dining room with a design table with seating for six and the spacious fully equipped kitchen. Sliding doors, just off the dining room and living room, lead to a large balcony with a seating area, perfect for breakfast or watching sunsets.

Up to four guests (+ kids sleep in Crib) are able to comfortably sleep in this condo. The two bedrooms have a private en-suite bathroom and access to a terrace through sliding doors.

The master bedroom, features a comfortable king-size bed, en-suite bathroom with shower/tub, and safe access to the balcony. The guest bedroom, has a queen size bed, an en-suite bathroom with a shower, and access to the balcony.

Even if the property has its own beach access, there’s also one of the finest beaches "Mullet bay" only one minute's walk.

In the Cliff residence's backyard, you’ll find palm trees and tropical greenery along with a path, perfect for cooling off on warm days. It’s surrounded by a terrace with lounge chairs overlooking the ocean and the outdoor pool. There is also an indoor heated lap pool, a SPA, a private tennis court on site as well as an air-conditioned fitness room facing the ocean, so you’ll have plenty of opportunities to keep up your exercise regime.

From the condo’s location on Rhine Road, it’s just seconds to the water, a casino, several restaurants, a minute's walk to the finest beach of the island and a golf course, and a 1 minute's drive to the grocery store, and Maho where you can find bars, restaurants, and nightlife, hospital and much more.

We had a very relaxing stay, the unit was very spacious and nice with a great balcony with a fantastic view. The property was beautiful, from the lobby throughout the grounds pool and beach! The neighborhood is very quiet, a little too quiet for us but had a couple of markets and small restaurants within walking distance.

Very nice location . Close to grocery stores and restaurants. The pool is amazing. Stayed on the 4th floor with a excellent view of the ocean. Only hiccup was our microwave did not work. As soon as I reached out to the property manager we had a new microwave in our room.

Everything about my 4 night stay was amazing. The property it is in is one of the nicest in the area. The gated parking lot is very safe and the front desk staff were so nice. Check in process could not be easier. Upon arrival they offered a tour of the property and made us feel welcomed. Gentleman helped us with our bags and took us to our room. The apartment was so amazing. Very spacious, plenty of room for a large family. It was only 3 of us, so we had plenty of room. Kitchen was fully stocked with everything i needed. The view from the apartment to the beach was amazing. The second you walk into the apartment you see the ocean. Everything was super clean. When we first got there , I was having a hard time figuring out the ac thermostat and i texted Stacey ( property manager) and she immediately took the time to explain it to me. Very fast! This company definitely has great customer service skills and they are very organized. The restaurant in the Lobby of the building is one of the best in the island and the food was delicious. The property has a beautiful Pool and access to the beach. The beach felt private and was PERFECT! I will definitely stay here again and will make sure i choose the same property management company. Thank You!

Great place but manager of condo could needs to be better
The Cliffs property is beautiful and the employees at the front desk were all very friendly. The condo we rented was nice, however, the furniture needs updated. The first day we got there, we were contacted by John, the property manager, stating maintenance needed access to our condo to fix a leak. I responded with a time and also informed him that the shower in the master bath was only hot water and no cold and asked if it could be fixed also. His response was there should be cold water, and did we try turning the water temperature. (I think we know how to turn water from hot to cold). I contacted John again regarding the hot water in the master shower again and informed him that it is still only hot water that just keeps getting hotter as you are showering. He responded and stated he would come with the plumber. They found the issue but were unable to fix it as the part is no longer being made. He then informed us that we could turn the shower on and off every minute (seriously) while we are showering so that the water doesn't keep getting hotter or we can go use the shower in another condo that was 2 floors down. Both of these options were just very inconvenient and ridiculous. We went back and forth and finally after 3 nights there, we were moved to another condo. I feel John should have been more empathetic and compensated us for all the issues and I mentioned this to him. Instead he never even acknowledged it. Poor management if you ask me.

My wife and I had a great week’s vacation at the Cliff in April 2023. The apartment at the Cliff has a spectacular oceanfront view, perfect for relaxing and the apartment is well appointed and has everything you would need for a great vacation. The Cliff accommodation complex includes access to a small private beach and easy access to sunbeds and a beautiful infinity pool overlooking the ocean, the accommodation is well located for access to the small town of Maho (about a 5–10-minute drive) with several restaurants and bars available. John and the SmaartVaction team made check in very easy and were always available to help with any queries we had. Overall we had a great trip and I would highly recommend the accommodation to anyone looking for a great spot in St Martin.

My family and I had a very peaceful time at the Cliffs. Our unit was spacious, comfortable, and clean. We had everything we needed as if it was our home away from home. The building has every amenity you need, from a restaurant, gym, and indoor to an outdoor pool. More importantly, a beautiful beach area to relax on just for the residents nearby. There is a marketplace within walking distance across the street. If you need a rental car, they will deliver it instead of finding one at the airport. The concierge was pleasant and helpful to our family and had great recommendations for other restaurants on the island. The property is safe, with 24-hour security and limited access to the building. I've been to the island three times before. However, this was the first as a family, and the Cliffs were the perfect spot to stay. We plan on coming back next year and making this a tradition. Our unit had terrific views, with the sound of the beach waves crashing against the shore every night. Every evening we made it a point to watch the sunset on the beach—one of the best locations on the island.

Overall, we enjoyed our stay. The unit is nicely laid out, spacious, and the view from the balcony is absolutely incredible. There is plenty of storage, the kitchen is well-enough supplied (missing little things like measuring cups and spoons), and there were ample supplies of bath/beach towels, toilet paper, paper towels, and laundry detergent. I will say that some maintenance is due in the condo - mostly aesthetic (paint missing in places, some quarter sized holes in the tile floor, rust on the range hood and bathtub whirlpool panel, balcony furniture is worn and cushions have some mildew and lumps, etc.). The mattresses were OK - certainly not the worst and fine for sleeping after long days spent in the sun, but definitely ready for an upgrade in the not so distant future. There is some snorkeling equipment in the unit, but it is of lower quality and there aren't flippers. The complex itself (The Cliff) is stunning. Very clean, well managed by friendly and knowledgeable staff, great location (very close to Mullet Bay, Maho Village, and the beaches of Cupecoy), and obvious attention to continual upgrades. Currently, the outdoor pool is undergoing a complete renovation, and looks as though it will be spectacular when finished. The indoor pool was absolutely fine for refreshing after a long day at the beach, and the gym was great. Our one main concern was communication. The owner had communicated to us that the pool would be closed, and as such the rental fee would be refunded in the amount of 10%. Much appreciated and not a big deal, especially with a lovely indoor pool. What was not communicated was that beach access was also not available, despite the owner admitting that he knew this was a possibility for the dates of our stay. When a unit such as this, with one of the most beautiful beaches we've ever seen, advertises beach access, the lack of it for construction needs to be communicated. Fortunately, beach access at Mullet Bay and Cupecoy are quite close, but it was still a major disappointment to not be told we wouldn't have acces at The Cliff. We would absolutely stay at the resort in the future, but would likely go with a different managament company.

Great Location to All The Fun Stuff, Clean and Spacious
Definitely 5 stars. The staff at the property was very friendly. The view from the balcony was spectacular. You had a great view of Mullet Beach, the planes landing and even a sea turtle. I was worried about the noise from the planes but there wasn't as much noise as I expected. Kitchen was set up nicely and the washer/dryer was used a lot. Tip - Bring the new laundry strips vs. liquid or tabs. They travel nicely. Cupecoy Bay Beach was right down the road along with a short walk to a grocery store to stock up. We ate at Fat Tony's as well. A short drive to Maho Village and also Simpson Bay right past the airport. It is also located to get to the French areas very easily such as Marigot and Grand Case. I will recommend this place to anyone.

Smaart Vacation Stay at The Cliff
We greatly enjoyed our stay at The Cliff for seven nights and would return. (1) Communication - communication with Jonathan from Smaart Vacation was excellent. We were informed the pool would be under construction and offered to stay elsewhere with an outdoor pool or accept a 10% refund. We chose the refund, and before our stay was even over, Jonathan had processed that 10% refund which we have already. Any questions that we ever posed about our stay were always answered within a day of time. (2) Accommodations - The Cliff is a very secure gated site that had ample parking for our rental car. The condo complex has a tennis court, spa, indoor pool (86 degree water), hot tub (100 degree water), exercise gym with lots of weight and equipment, bistro bar, and an outdoor pool (under construction). The condo itself was clean and very spacious. There were 2.5 baths, 2 bedrooms, dining area, kitchen, tv lounging area, and 2 balconies (one by the bedrooms on the city side and one by the tv/dining area which looked out onto the Caribbean Sea). The unit contained a full kitchen with microwave, oven, cooktop, fridge, toaster, Nespresso Coffee maker and regular coffee maker. There were enough pots and pans to use. Bring your own plastic containers or ziploc bags if you think you will need them for leftovers. We used the Neapresso almost daily (got a 12 pack of pods at a nearby Carre Four for $3 USD -thanks Jonathan for the tip- and also went to Jules bakery for coffee). Water pressure in the showers was good with ample hot water. Shower towels and beach towels were provided (lots). The unit also contained a washer and dryer which we used (we brought tide pods). There was also dish soap provided to wash dishes and hand soap provided in the bathrooms. Every bathroom had a couple of rolls of toilet paper (but we also brought 6 rolls). The a/c unit worked well, almost too well as we turned the a/c warmer as we found it too cold at night. The wifi was stable and worked efficiently throughout our stay (kids used it daily for online courses). The beds were good (not too soft and not too hard), and there was ample closet/hangar space. (3) Location - the unit is excellently located in Cupecoy and is about a 5 minute walk to Mullet Bay (our favourite beach), 15 minute walk to Maho, with grocery/restaurants close by. You are close to lots on the Dutch side and a short drive from the French side. Thanks Jonathan and Smaart Vacation!
