This hotel is in the perfect location. The staff is also super friendly and helpful. The downsides of staying are that it’s quite noisy and night, the wifi is terrible and rarely works( I needed to work and struggled to log in most of the time), and there is no elevator to the lobby, requiring a long trudge up. Also, there is zero parking in case you are driving. The breakfast was good. The bar is fabulous and the location is unmatched, just across from the train station and the Royal Mile.

Lovely comfortable room with great view of Scott monument. Street noise from trams. Good choices at breakfast and dinner. Would have rated a five but too many stairs to get to reception.

Lovely hotel within walking distance of many Edinburgh destinations. Our room was lovely with two large window looking out on Princes Street. The daily breakfast was wonderful and the staff was very attentive.
