It was clean and comfortable. The owners were loud and argumentative, amongst themselves and to customers. Dishonest, contradicting each other. I slept good there though.

Pool and hot tub did not work, we tried three times. Water was cold and bubbler in hot tub did not work. Management said later working so we tried over three evenings, not working. Our room issues with closet not holding closed and had to slam the bath door to latch. Mold in shower, do not let maintenance seal tub shower with silicone, as a plumber they do not know I guess that globing silicone will invite mold. No towel racks in the bath to hang towels on. Coffee maker had to be removed from cabinet to table as no access to power plug. No second chair for a king unit, typically a king unit would have two adults. With the one chair and a desk chair both were warm out and uncomfortable! One good note was the bed was comfortable.

It was very nice property. No free breakfast. Restaurant had strange most likely high end food. Be sure to check out the menu before going. It’s called Devils Kitchen. Downstairs has breakfast. Waffle with berries $9. They did have a gluten free bagel that I thought was very nice option. $6.50 with sausage egg and cheese on it. It’s on University property so some of the hospitality students work / train there. We booked the Veranda Suite thinking it would be super nice, it was a nice clean room nothing special, not even a microwave. Much smaller than it looks in pictures. Short drive to downtown shopping, not walkable. Ate at Pour Fellows downtown several times it was great. An hour and 45 minute drive to Arches National Park
