On arrival at Derby Manor with my 11 year old son, we were informed that the hotel does not accept persons under the age of 18. I questioned - and the receptionist/manager, Teresa had difficulty herself in finding on their website - where it states this unusual rule. We were told that we WOULD be able to stay in their sister facility, Langtry Manor, nearby and, following Teresa’s phone call to summon the recently departed receptionist, we proceeded to this property, where on arrival, but after a considerable wait for the returning receptionist to attend to another couple who arrived ahead of us - we were given our room and hotel front-door keys, then shown to our room where, as we were in a hurry to attend a football match, we simply placed all of our overnight belongings (medication included), and left the property. On our return to Langtry Manor around 10.30 pm, having bought some hot food to eat in our room, we could not gain entry due to our having been given a wrong key to the now locked front-door! No amount of phoning or door-knocking brought us any assistance and we were forced to seek alternative accommodation. Admittedly, on return the following morning to explain things and collect our belongings, we were treated more professionally by the new day receptionist who arranged for the refund of our accommodation fees. However, despite assurance that the managing director would contact me to make amends - am still waiting.

First impressions were nice enough. But as we settled down to sleep the problems started. The other guests were extremely noisy. With no one on reception and no night porter this went on all through the night. The door on our room wouldn’t shut probably and rattled every time there was movement in the hallway. The breakfast was quite disgusting and not worth the money. We complained when we checked out, and were told the manager would call us to discuss. They didn’t bother, but we did get a message from the assistant manager saying sorry but nothing they can do about it. If you want a nice quiet night do not come here, go with a larger hotel who can manage other guests poor behaviour

Late September break in Bournemouth
We stayed two nights in the Derby Manor. This small hotel lived up o our expectations, it was very nicely furnished and the staff were very helpful. Breakfast was freshly cooked to order plus plenty of fruit and pastry options. It was only a short walk to beach and parking was no issues. For evening meals - it is worth checking out the Bournemouth steakhouse. Good food and service.

Nice hotel staff very welcoming and polite. Long walk to Bournmouth Pier. Room clean but tiles in shower needed attention. Breakfast good, plenty of variety but a little disappointed with the Full English. Would choose hotel closer to the centre next time we visit.

the picture shown of the room allocated to us was not the room we were given! Carpets in dire need of a professional clean. We had to ask for our room to be serviced after the 2nd day (clean towels etc., required). We were charged £7.00 for two packets of crisps! extortionate price! The breakfast although choice was reasonable was mediocre. However the staff were happy to cater to our needs upon request. This is a fabulous boutique hotel with a lovely garden and ample parking, but the room promised upstairs originally was not forthcoming so we ended up in a downstairs room that to be honest needed a complete refutbishment.

En route to Poole Harbour.
A really good find and one which we will return to shoud we go back to Bournemouth. The hotel is situated in a quiet, residential area, within easy walking distance of the town. Our room, on the ground floor, was quiet and small, though had everything needed for a very pleasant stay and was tasefully decorated. The young staff could not have been more helpful in the bar and on reception. Sadly, we did not take breakfast, as we needed to be on our way earlier than breakfast service.

A high quality boutique contemporary hotel in a quiet area between Bournemouth town centre and Boscombe. Large apartment style room, with big bedroom, huge bathroom with jacuzzi and a walk in wardrobe my wife enjoyed Parking included, with overflow over the road though we got parked every time. A very nice longe area & bar area

Good place to stay
It's a nicely-kept hotel and the staff were friendly and helpful. The decor was original and fun! Only one thing was that some of the water from the shower went onto the floor although it worked fine. Breakfast was good too.

8/10 stunning rooms but sadly interrupted sleep
Myself and my partner checked in on Good Friday and were greeted with a lovely lady on reception. We stayed for one night and opted put of breakfast. She took the time to explain to us everything we needed to know during our stay - which was really helpful and welcoming. She escorted us to the Goodwood Room which was simply stunning and huge! The bed had the best quality of mattress I've slept on and the room had everything we needed! Stunning bespoke furniture which worked beautifully with the nautical decor. Sadly, the stay was only let down by the loud pipes which seemed to be related to the hot water being used by the surrounding rooms. The banging sound began intermittently at 6pm (we left the room at 7pm-12pm) and woke me at 6am through to 7.30am. I took video footage as proof of the issue and am happy to provide if needed. Upon check-out i did raise the issue with the young lady receptionist who took a note of this. In all honesty, based on the price and the interrupted nights sleep, unfortunately i wouldnt return to the room unless this issue has been resolved which is such a shame as the room features and shared spaces were beautiful.

Pleasant stay
Nice and pleasant Hotel , staff are very friendly, parking was a issue although parking in there sister hotel was ample . Hotel room wasn’t as per pictures but still nice , little surprised by glass see through bathroom door , quality food at breakfast and would definitely book and stay again .

Looks lovely aesthetically, however, the hotel itself is hardly functional. Water pressure is non-existent across the entire place - shower is a dribble, impossible to wash hands and our toilet didn’t flush/ continuously back-filled. Flickering lights in the bedroom. Each of these issues was highlighted to staff within 10 minutes of arrival, yet despite reassurance ‘maintenance’ is coming, nothing happened in our 3 days there. Amazingly however, 2 hours after leaving, the manager Thereza sent me an email saying there were no signs of any issues (despite previously acknowledging them). Her only explanation to any issue, I wasn’t pressing the flush button in enough… safe to say, I’m capable of pressing a button, so that’s an out and out lie. Breakfast itself was okay, but I will say it seems understaffed and each morning was about a 45 minute wait for food - fine if you’re not in a rush or enjoy chatting to the other guests in the morning but possibly not ideal for many. Overall, I’d rather stay in a premier inn even if they were the same price. Absolutely not a functional hotel and quite frankly rude management. I can’t speak for other individual rooms, however I cannot advise highly enough that you ‘The Oaks’ room and any communal areas that we had access to.

Dear Guest,We are truly sorry you have not enjoyed your stay but we cannot accept untruths and will not support them. All I can say it that after a heavy checkout, I have gone in the room you have departed from and found no faults you have reported. I understand you wanted a compensation and got displeased when I have informed you that as we could not find faults, we cannot issue refunds, but to accuse us of fixing issues within two hours of you checking out on a Sunday morning is uncalled for. If you do know of any maintenance person who will be so quick to come in on a Sunday morning and fix the whole room, please get in touch to pass me his/hers info as we would love to have someone like that on board!I have also never acknowledged any issues being present in the room as you state in your email, all I have acknowledged on the checkout is that I will look into the things you have reported and come back to you. We are a business which does rely on returning guests and spread of good word and I would never put this into jeopardy by lying about things working if they are not. I will also not lie to say things were broken if they were really not just to please you as that is not right either! Best wishes,

Nice Hotel - Bad Management
We paid for a premium room with a large bathroom. Unfortunately we had issues with the bathroom. The staff on site were unable to deal with the issues and it has taken us 4 days to receive a response which was patronising and rude and accusing us of looking for compensation - which you do not expect from a 5 Star Hotel. So if you are lucky enough to encounter no problems you should be ok - Good Luck!

This would have been a 5* review had it not been for a few cost-saving cuts that I can imagine have been bought on by the cost of living crisis. The positive - the hotel is amazingly beautiful. The rooms are amongst the best I've stayed in - really liked the long. The staff are friendly and helpful too. So I very much recommend the hotel on that basis. We didn't have the breakfast as felt the cost was somewhat steep but I can imagine it is nice. Cons- The reception is not open the entire time. Which I can imagine because the main sister hotel is fully manned. We arrived at 1pm (sometimes hotels let you check in before 3pm or you just sit in the longue) nobody was at the reception - which mean we had to wait for over an hour to see someone. Which isn't a great feeling. I'd say 1pm-3pm needs to be staffed for early arrivals. The shower head in our bathroom needs replacing as its falling to pieces and I felt only giving one shampoo/gel thing for both guests is a bit cheap (most hotels give you two). Just small minor matters - I'd stay here again without a second thought.

Fabulous hotel
Fabulous hotel its our second time here. Staff are very friendly and welcoming. Rooms are nice and big and clean. Breakfast is exceptional and plenty of choice. The beach is not to far to walk to neither is the town. Will definitely stay again.

Outstanding as always. We are in to double figures for stays here now and is always perfect. Standards never drop. I have seen some bad reviews for rude staff and poor breakfasts. Ignore, as this is not true and certainly not the case, the reviewers must be thinking of another hotel or just like to pick fault for no reason. Staff are always polite, always smiling and always happy to help and the breakfast is exceptional. Rooms are perfect and always clean. Can’t wait for our next stay. Gorgeous hotel
The welcome at check-in was nice and friendly, we were shown around the hotel and it's amenities, and showed to our room. The room was gorgeous and clean, lovely and warm and a great size. Shower was powerful and a nice corner bath. The only thin was the water did not run cold, so had to wash our teeth and drink warm water from the tap

A lovely hotel with excellent staff. Only issue was that there was signs of mould on the bathroom ceiling. On raising this with a member of staff she deducted the cost of the breakfast from the bill which was a nice gesture. The mould aside I would stay at the Derby Manor again as everything else about the hotel is really good.

Hotels.com charged double for breakfasts
This is a reveiw on hotels.com. The hotel charges £15 /head for breakfast . I booked 2 couples and clicked on add breakfast for £120 wich should have been correct..they chaged me 2 x £120 which is double!

Very nice hotel generally peaceful. Some inconsiderate guest shouting in corridors at midnight very very loudly for 30 mins ruined the stay it’s the sign of the times people always put themselves first without any thought for others

Disappointing
We arrived and there was not one sole insight despite it saying reception was open, when we came to check in, the lady in reception was friendly enough, however we werent shown where we would eat for breakfast, we were told on our keys was a key to a annex, however again werent told or shown where this door was, the room on first sight was lovley, clean, just as the pictures had shown, however, as we went to use the items in the room we were disappointed, the spotlights flickered, the ironing bored was, well broken, and then the shower, at around 7pm my boyfriend decided to have a shower, half way through his shower, the hot water stopped, he went to reception to say about the issue, where he was told, they would have to ring someone, no offer to finish his shower elsewhere, no apolgie, we eventually went out, him half showered, after not hearing anything about it being fixed and we had a meal booked, when we returned we asked if someone had looked at our shower the young girl just said ' it should be alright now' again no apology, disappointing to say the least, breakfast, i wanted avocado on the second morning to be told they werebt ripe enough yet, in all honesty it was a really disappointing stay, would not recommend, especially for the price!
